Our Story

After years of collaborating on many land development projects, H2 Land Company, Axiom Development Group and Black Creek joined together to share expertise, expand services and extend bandwidth as H2BC Partners. We are a company focused on increasing value and returns for our clients. We serve landowners, public and private builders, commercial and residential developers and investors in the Mid-Atlantic region. Our focus remains centered on providing insightful guidance, practical expertise and superior land development consulting services to our clients.

Meet The Team

Michael B. Hummel

Michael graduated from Virginia Tech with a degree in Mechanical Engineering. He began his career as a civil engineer followed by extensive experience working for various public and private homebuilding and development companies. He co-founded and managed H2 Land Company for 19 years providing development management services throughout the Washington DC metro area to a vast array of clients. Michael has also had ownership and management in a local homebuilding company and a commercial building company as well as preparing over 75 conservation easement design packages for clients. He has been an active participant in multiple charity organizations as well as serving as a member of the Round Hill Town Council and Planning Commission for over 15 years.

Michael has over 20 years of experience in the development and construction industries. He has spent the last 17 of those years working on development projects throughout the Washington DC metro area. Prior to H2BC, Michael worked for two publicly traded home building companies in various land development related roles, most recently serving as Vice President of Operations. He is also a principal of Black Creek, LLC. He has a proven track record of working with clients to execute on their land development objectives quickly and efficiently. Michael graduated from the University of Miami with both Bachelor’s and Master’s degrees. In his role with H2BC Partners, Michael consults with clients on various stages of developments. He also manages the day to day operation of the company.

Scott Cruise

Scott has a 25+ year career in land development consulting to many of the top real estate companies in the Mid-Atlantic region. He was formerly President of Metro Land Services and is currently a principal with Axiom Development Group and Black Creek, LLC. Scott provides expertise to builder and developer clients offering all types of development consulting services for residential and

commercial projects. He also provides customers with Owner’s Representative services on a number of large commercial development projects. Scott specializes in pre-construction services, project management and serves as the point for H2BC’s digital services group. Scott has a degree in Building Construction and an MBA from Virginia Tech.

Chris Butkus

Chris has a degree in Civil Engineering from Virginia Tech and has over 25 years of experience working in the

land development industry. He worked for 7 years with The Driggs Corporation and William A. Hazel, Inc,

both major land development contractors. Prior to H2BC and since 2005, Chris worked at H2 Land Company

developing properties throughout the Washington DC metro area. Chris provides expertise working on the front

end estimating and budgeting of a project, project planning, contracting, and development management.

Mark Flynn

Mark brings over 40 years of consulting and field experience to the group. Mark started his career working in custom home construction in 1980. This led to a construction project management position for a national homebuilder, which eventually evolved into a full career in land development management. He has assisted with project management of single lot properties and small subdivision work all the way up to the management of some of the largest planned unit developments in the Washington DC metro area. Mark offers his knowledge of project planning and feasibility, development management, homebuilding, HOA and customer assistance, and bond release expertise.

Michelle graduated from Christopher Newport University in 2014. After graduation, she started her career in the residential land development industry working for H2 Land Company. She brings industry leading expertise to bond management, bond release, VDOT street acceptance, and permitting. Michelle has worked with a variety of clients that range from small homebuilders to public companies as well as private investors.
